6 Tips for Starting a Home Restoration Project

Are you considering a home restoration project? Here are some things to think about first.

Water intrusion – The top priority in a home restoration project or in maintenance is to keep water out. You HAVE to keep the water from getting in before you can focus on restoring or preserving the inside of your home. Water intrusion wrecks everything. Check the roof to see where the water is coming in and for needed repairs. Look for cracks in the bricks of the walls, search for leaks around windows and doors and also seepage at the foundation and basement.

Stabilize the foundation – It’s common for soil under a home’s foundation to move up and down over time. Foundation movement can lead to cracks. Soaker hoses can be used to water your foundation during the hot summer months and prevent your foundation from cracking and deteriorating.

Mechanical – Inspect the air conditioning units and look for condensation and mold. Make sure your HVAC units are working properly.

Plumbing – Look for cast iron pipes that could be broken, rusted, or blocked by mineral buildup.

Electrical – Have the wiring inspected. Old wiring can be a risk for fire.

Interior finishes – Only after the home is dry, stable, and safe from flood and fire should you invest in restoring the fine finishes on the interior of your home.

A historic home is something to be celebrated and appreciated no matter what stage the restoration is at. A restored (or remodeled) home benefits the structure and your lifestyle and increases the resale value.
